      • shared ownership : Shared Ownership or New Build Homebuy government sponsored schemes in Bromsgrove and Worcestershire. Shared Ownership normally works on a 50% share of the property and rent the remaining share
      • new developments : bdht currently has four housing developments within Bromsgrove that include properties for rent and shared ownership. The new developments offer two and three bedroom houses. Contact bdht for more information on shared ownership.
      • intermediate market rent : Intermediate Market Rent (IMR) is when someone rents a property from bdht and only pays 80% of the open market rent. For example – a one bedroom flat in the private rented sector costs £500.00 per calendar month and then bdht would charge £400.00. Occupation will be subject to an assured short hold tenancy agreement for fixed period of 6 or 12 months which, in agreement with bdht can be renewed for a further 6 or 12 months. IMR is for people who • cannot access social rented housing or afford to buy outright or shared ownership • are working and will be assessed as to ability to afford the rent without housing benefit • have a joint income of less that £60,000 • are first time buyers • have been assessed and approved by the local Homebuy Agency (Orbit – 03458 50 20 50 or www.orbithomebuyagents.co,.uk bdht will own and manage 10 IMR properties including 1 and 2 bedroom flats and two 2 bed houses at our brand new development on Perryfields Road Bromsgrove. The properties will be available after spring 2011. Normally a deposit of one months rent will be held by bdht and protected in the government sponsored rent deposit scheme. It will be returned to you in full when you move, provided the property is left in an acceptable condition and there are no rent arrears outstanding.       • our offer to you : At bdht we want to deliver excellent services. During the summer of 2010 we engaged with hundreds of our customers to understand what is important and the standard to which services should be delivered. From this conversation with our customers we produced our local offer to our tenants in September 2010. Our local offer sets out a series of promises to our tenants setting out what we aim to do and the level of service customers can expect. Tenants sitting on our Service Improvement Group (SIG) will monitor how we are performing against our promises through a set of local offer performance indicators. The SIG will produce quarterly reports to Board members identifying any areas of under-performance. When this happens officers we will develop action plans to improve performance. The SIG will compile an annual assessment of performance against our local offer which will be incorporated into our annual report to tenants. Our local offer is supported by detailed service specific standards which are listed below. Where we fail to deliver services in accordance with these standards you can complain to us through our complaints procedure.
